2015: What a year for Mobile
With all the various ranking and awards Alabama received throughout 2015, it’s no surprise Mobile, Alabama had an amazing year!
As Stirling Properties’ Vice President & Regional Manager for Alabama/Florida, a member of the Mobile Area Chamber of Commerce and a member of the Chamber’s Board of Advisors, I was thrilled with all that Mobile accomplished this past year. Here are just a few of the more notable moments from 2015.
Airbus’s U.S. Manufacturing Facility at Mobile Aeroplex opened its first U.S. manufacturing facility on September 14, 2015. By 2018, the facility will produce between 40 and 50 single-aisle aircrafts per year.
GulfQuest National Maritime Museum of the Gulf of Mexico opened on September 26, 2015 and provided a huge impact to the area’s tourism economy.
The Alabama Department of Transportation awarded the I-10 Mobile River Bridge design/engineering contract to Thompson Engineering. This will increase the capacity of I-10 and meet the existing and predicted future traffic volumes.
The Manufacturing Communities Grant was implemented and Mobile was named one of only 12 federally-designated manufacturing communities in 2015. Over the past 5 years, manufacturing jobs in Mobile have increased by 38%, with a 22.9% increase in manufacturing wages.
1702, a group of chief executive officers and business leaders, was established to create an entrepreneurial community that showcases Mobile as one of the best cities for groundbreaking companies. The St. Louis street innovative corridor for tech savvy startups is becoming a reality.
The city executed a 13 month contract for the return of Carnival Cruise Lines starting in November 2016. This promises a huge economic impact to the city.
Mobile Chamber of Commerce surveyed their Partners for Growth Investors. The results showed that between January 2014 and June 2015 2,148 new jobs were created and during that time $936 million was invested in capital.

First Tenant Opens at the Offices at Mid-City Market in New Orleans

Stirling Properties is excited to announce the opening of the first tenant at Offices at Mid-City Market, a 54,000 square foot, mixed-use complex in the burgeoning Mid-City neighborhood of New Orleans.
Orangetheory Fitness, a fitness studio that specializes in hour-long group interval training workouts, has opened their first Louisiana location at Offices at Mid-City Market. Joining the previously announced Gallo Mechanical, LLC corporate headquarters and Orangetheory Fitness, are Exceptional Dental and H-3 Aesthetics & Dermatology.
Gallo Mechanical, LLC, a leading mechanical contracting company in the Gulf South, will be the first office tenant to open in the building, occupying 15,448 square feet. Gallo has relocated their corporate headquarters from Metairie to New Orleans.
Exceptional Dental, providing restorative and beautifying dentistry to patients across Louisiana is scheduled to open spring 2016.
H-3 Aesthetics & Dermatology, offering general and cosmetic dermatology services, along with a juice bar, is also scheduled to open spring 2016.

Located adjacent to Stirling’s recently completed Mid-City Market development, this building was originally constructed in 1954 and was most recently the home of Loubat Foodservice Equipment Company. Throughout the course of this development, Stirling Properties has maintained the historic integrity of the existing structure while renovating the interior into a combination of office and retail space and consequently brought a prominent neighborhood building back into commerce.

For the past 4 years, Stirling Properties has participated in the Volunteers of America Christmas Wish project. Employees and agents from Stirling Properties donated Christmas gifts, food baskets and other essential items to local families. Stirling’s Stewardship Committee organized the company-wide event by partnering with Volunteers of America in Greater New Orleans, Greater Baton Rouge, Northwest Louisiana and the Southeast to serve the New Orleans Northshore and Southshore, Baton Rouge, Lafayette, Shreveport-Bossier City and Mobile communities.
Volunteers of America helps over 2 million people every year. Their annual Christmas Wish Project helps bring joy to families and individuals who might not have a Christmas this year. Participating in this project is a great reminder of the true spirit of Christmas – giving and generosity. Stirling Properties is committed to supporting the community, and will continue to partner with Volunteers of America in the future.

Northpark Christmas Bake Sale
In addition to donating to the Christmas Wish Project, Stirling Properties hosted the first annual Northpark Christmas Bazaar, Bake Sale and Raffle on Friday, December 4th. Local craft vendors as well as employees of the Northpark office complex sold crafts, jewelry, etched glass, books, beauty products and many other great gift items. 

Update on Whole Foods’ Mandeville Location and Addition of Forever 21 Red
While no small feat, we are inching closer to the opening of Whole Foods in a portion of the former Albertson’s grocery at Premier Centre! The anticipated opening date is late April 2016. We are equally as excited at the newest addition to Premier Centre with Forever 21 Red occupying the balance of the space with an amazing pre-Thanksgiving Holiday opening to the public.
This will be the first Whole Foods and second Forever 21 Red on the Northshore occupying a total of 60,000 square feet.
Premier Centre, a 273,000-square-foot shopping center near the intersection of U.S. 190 and North Causeway Boulevard in Mandeville, Louisiana, opened in 1998. Whole Foods and Forever 21 Red will join Stein Mart, Bed Bath & Beyond, T.J. Maxx, Barnes & Noble, Old Navy and other national and local retailers in the shopping center.
Shreveport-Bossier City Retail Market Survey

In compiling this mid-year 2015 retail survey, it was noted that vacancy rates on existing inventory are falling, lease rates are increasing and retail investment sales are in high demand. Overall market rates are increasing due to new product and lack of second generation space, as well as many new restaurant and service concepts entering the market to take advantage of co-tenancy opportunities. The majority of retail growth is still occurring in South Shreveport and North Bossier, adding to the market’s most heavily concentrated and demanded retail areas. Phase I of the three new Community Center developments will be predominantly pre-leased before opening. It will be interesting to see if the high demand for retail growth continues and if, as a result, the additional, future phases of these developments will come to fruition.
