Stirling & Level Homes Developing Arabella at Dutchtown Townhomes in Ascension Parish

Through a joint venture with Level Homes, Stirling announces the development of Arabella at Dutchtown Townhomes in Geismar, Louisiana. This project marks Stirling’s continued strategy of, build-to-rent development.

Stirling and Level Homes recently closed on the acquisition of 7.51 acres of property and plan to develop 48 units along with a leasing office and clubhouse. The new development will consist of 3-bedroom, 2.5-bathroom high-quality, single-family townhomes expressly built for the rental market. The Architectural Studio leads the project design team, and the builder is Level Homes. Construction will begin on the first townhomes later this month, and the development is expected to be complete by the end of 2024.

Through the joint venture, Stirling will be responsible for development, horizontal land improvements, and amenities, in addition to asset management and accounting oversight of the project. Level Homes will be responsible for all vertical building improvements. BH Management will handle daily onsite management and leasing.

Stirling Properties Announces New Tenants at Hammond Square

 

Stirling Properties announces the arrival of Buff City SoapCrumbl Cookies, and Marble Slab Creamery at Hammond Square shopping center.

Buff City Soap specializes in plant-based soaps, handmade daily in each shop’s “Soap Makery”. They produce customizable bath bombs, laundry soaps, shaving bars, beard oils, body butters, handsoaps, and more. Buff City Soap was founded in 2013 and now has more than 200 stores across 31 states.  Buff City Soap is planning to open in the 4th Quarter of 2022 at Hammond Square.

Crumbl Cookies got its start in Utah in 2017 and has expanded to over 600 locations nationwide, making it the fastest-growing cookie company in the nation. A rotating menu of flavors are announced every week with their award-winning milk chocolate chip cookie always available. Crumbl Cookies will open its doors at Hammond Square 1st Quarter of 2023.

Founded in Houston, Texas in 1983, Marble Slab Creamery was the first ice cream treatery to use a frozen granite slab to blend mix-in toppings into its ice cream. Stores use locally-sourced cream and freshly-baked waffle cones to create a one-of-a-kind frozen dessert on demand. There are more than 1,100 stores worldwide with most locations concentrated in the southeastern US. The Marble Slab Creamery has recently signed a lease at Hammond Square but has not yet announced an opening date.

Four New Tenants Coming to Stirling Bossier Shopping Center in Bossier, Louisiana

Stirling Properties announces four new retailers are joining the tenant lineup at Stirling Bossier Shopping Center in Bossier City, Louisiana.

  • Krush Boutique, a women’s clothing store, has expanded and relocated within the center into 4,000 square feet of space next to Belk. It opened in its new location earlier this month. Krush Boutique operates two additional retail locations in Shreveport, Louisiana, and Longview, Texas.
  • We Olive & Wine Bar, a national concept offering artisan olive oils, balsamic vinegars, tapenades, and local wines, will occupy 1,600 square feet of retail space next to Baskin Robbins. It is scheduled to open in the second quarter of 2022.
  • Buckle, national on-trend apparel, footwear, and accessories provider, is leasing 8,000 square feet of retail space next to Belk and is expected to open in early June.
  • Bath & Body Works, the #1 Specialty Home Fragrance & Fragrant Body Care company in America, will fill 4,000 square feet of space between Ross Dress For Less and Belk. It is expected to open in the late summer of 2022.

All-new Community Honda coming to Lafayette, Louisiana

Stirling Properties brokered sale of 10-acres for new facility.

Community Honda recently announced plans for an all-new state-of-the-art facility in Lafayette, Louisiana.

The 10-acre future home of Community Honda is located along Highway 90 near the airport. It will include a 50,000-square-foot facility with over 30 service bays, a children’s play area, a café, and many more amenities.

“After three years in Lafayette, we are excited to expand our presence to better serve the community,” said Roger Elswick, Community Honda owner.

Seth Citron, Stirling Properties senior advisor, brokered the transaction and worked with Community Honda to secure the new location. “This was a great project to work on, and I’m excited for Roger and Kim Elswick’s entire Community team. This will be a remarkable new development that will service their loyal employees and customers for the next generation of Honda products in and around the Acadiana area. I’m eager to see this property returned to commerce and provide an enhanced economic boost for the market,” said Citron.

With construction set to begin in 2022, the new facility is expected to open in 2023 and will be the first in Louisiana to use Honda’s newest designs.

The Wharf Reaches Record-Breaking Occupancy on Alabama Gulf Coast

The Wharf at Orange Beach, a popular shopping, dining and entertainment venue on the Alabama Gulf Coast, has reached a record-breaking total occupancy of 98% in 2021 — up from 93% in May 2020.

On the cusp of a completely full venue with only four unoccupied spaces remaining on The Wharf property, the growth has gained much interest from businesses in a range of sectors including restaurants, real estate, entertainment and retail. The Wharf partnered with Jeff Barnes, broker with Stirling Properties, who is serving as the commercial leasing agent for the property and responsible for securing each of these new tenants.

Shades owners, Joe and Mary Jernigan, have also recently opened HUK Performance Fishing Apparel and Coco LOUIE at The Wharf.

“Our sales during the car show a few weekends ago were higher than any Black Friday, Christmas, Memorial Day or other major-shopping holiday that we have seen,” said Joe Jernigan. “Because of the expected growth at The Wharf, we decided to open up two additional stores this year, and both businesses have already exceeded projected business model expectations. Shades at The Wharf has surpassed all other locations in sales and is on track for its best year ever since its inception in 2004 — up 30% from 2019.”

With this growth, The Wharf has made various infrastructure and general property updates along with a substantial upgrade to the nightly light show that now features state-of-the-art lasers named the SPECTRA Laser Light Experience. The spectacle is viewed by more than 115,000 visitors each year.

Stirling Properties Welcomes Amazon to Fremaux Park in Slidell, Louisiana

Continuation of industrial expansion efforts in Fremaux mixed-use development

Amazon Logistics announced Thursday that it would build a delivery station at Fremaux Park in Slidell, Louisiana. Fremaux Park is the mixed-use property that includes Fremaux Town Center retail center, multiple multifamily developments, two hotels and the Dana Corporation Service center that will complement this project in the industrial park area.

Stirling Properties recently closed on the sale of a 30-acre land parcel for the construction of the 141,000-square-foot Amazon facility located at 1914 Town Center Parkway near the intersection of Old Spanish Trail. Groundbreaking and construction timing will be announced soon. The facility is expected to be open in early 2022.

Packages are shipped to delivery stations from nearby fulfillment and sorting centers and loaded onto trucks for final delivery to customers. This marks the first Amazon delivery station in St. Tammany Parish and the third in Louisiana. It is expected to house roughly 950 Amazon Prime vans to serve St. Tammany Parish and surrounding communities. There are 150 similar Amazon delivery stations across the U.S. Amazon said the new station would create hundreds of full- and part-time jobs.

Fremaux Park is part of the roughly 350-acre regional mixed-use development located at the southwest corner of Interstate 10 and Fremaux Avenue in Slidell, Louisiana. It includes Retreat at Fremaux Town Center luxury residential apartments, The Mason Fremaux Park apartment community (under construction), Springhill Suites by Marriott (under construction) and Dana Inc. Service & Assembly Center.
