Club 4 Fitness continues to flex its muscle across the Gulf South

Club 4 Fitness continues a rapid expansion effort across the Gulf South region with the addition of four new locations in Alabama and Louisiana. Justin Toomey, Broker Associate with Stirling Properties, and Kenneth Herring, Broker with Kerioth Corporation, worked with the all-inclusive fitness facility to identify and secure the latest retail locations.

Club 4 Fitness will occupy 47,061 square feet of retail space in McGregor Square located at 3930 Airport Blvd in Mobile, Alabama, and plans to open in the second quarter of 2019. Buff Teague and Leigh Dale Younce with JLL represented the landlord at McGregor Square.

The Club is also leasing 26,500 square feet of space in Wildwood Center located at 265 Lakeshore Parkway and 30,187 square feet at Brook Highland Plaza in Birmingham, Alabama, as well as 33,387 square feet at Country Club Plaza in Slidell, Louisiana. These three locations are expected to open in the fourth quarter of 2019 or early 2020.   

The company currently has 14 fitness facilities operating or coming soon throughout Louisiana, Mississippi and Alabama, with more on the way. Plans are in place for an aggressive expansion effort across the southeastern region over the next few years.

Fitness and health clubs have morphed into a more than $30-billion-a-year industry in the U.S., with growth by at least 3-4% annually for the last ten years. According to research, there are currently more than 36,000 health and fitness facilities across the country boasting more than 60 million members.

President’s Message: The Year of Possibility!

Last year, around this time, I wrote a message about being prepared during times of uncertainty. Little did I know then how prophetic those words would really be during 2016. And now, as we cautiously welcome 2017, we face even greater uncertainty in our industry—and the country as a whole. So, being prepared is even more critical today than it was a year ago.

As we look back on 2016, we have faced many challenges. We’ve weathered an unstable economy, low oil prices, and community unrest. We lost a beloved Stirling Properties employee. We experienced unprecedented flooding in our region that killed 13 people and destroyed tens of thousands of homes and businesses. Several of our own retail centers and multi-family properties in Southeast Louisiana were significantly damaged. But, through it all, we have persevered.

Amidst all of the trials, Stirling Properties has made significant progress during the last year as we continue to grow and build on the comprehensive services and value that we bring to our clients and communities across the Gulf South region.

In 2016:

  • We, along with partners CBL & Associates Properties, Inc., celebrated the grand opening of Ambassador Town Center, a 430,000-square-foot retail center in Lafayette, Louisiana. It was 100% leased within 6 months of development! Anchor tenants include Costco Wholesale, Dick’s Sporting Goods/Field & Stream, and Nordstrom Rack.
  • We completed the development of Stirling Bossier—the last of 6 planned phases—in Shreveport. The 682,000-square-foot hybrid retail center is now 100% leased. Anchor tenants include Academy Sports + Outdoors, Target, Bed Bath & Beyond, Best Buy and ULTA Beauty.
  • We broke ground on the new Offices at River Chase in Covington and announced the 1st tenant, Duplantis Design Group, PC. We also announced that Walk-On’s Bistreaux & Bar will be joining the River Chase mixed-use development later this year.
  • We welcomed Whole Foods Market to Premier Centre in Mandeville, Louisiana, marking the 1st Northshore location for the popular upscale grocer. Whole Foods Market, along with Forever 21 Red, re-tenanted the space occupied by the former Albertson’s grocery store.
  • We announced the development of a new mixed-use medical facility in LaPlace, Louisiana. Phase I of this development includes a lease to Ochsner Clinic Foundation for a roughly 20,000-square-foot freestanding emergency room and diagnostic center that is scheduled to open in the summer of 2017. This is just the beginning of our planned diversification strategy into healthcare.
  • After many years of discussion, we announced The Home Depot is joining the tenant line-up at Hammond Square. This is the first location for The Home Depot in Tangipahoa Parish. Construction commenced late last year and the store plans to open by late 2017.
  • We relocated our New Orleans office to the Pan American Life Center. This move is more representative of Stirling Properties’ future than just a new office. It demonstrates our unwavering commitment to the city, the region, and to the future, as we continue to build our brand.

In difficult circumstances, preparation and leadership are vital to an organization. Over the past year, I have witnessed first-hand how well our Stirling Properties team can come together to respond to crisis and uncertainty. What we have successfully overcome—and achieved!—this year, gives me the utmost confidence in our leaders and employees moving forward.

The financial market, unemployment, tax reform, a new Presidential administration—you name it—there’s still much uncertainty in the year ahead. There’s a lot of unknowns and “what if’s.” But as the saying goes, “When nothing is sure, anything is possible.”

With that in mind, Stirling Properties is embracing the unknown, thinking towards possibilities. We have a lot of exciting things in the pipeline for 2017. We’ve laid out some lofty goals for the year ahead. We will continue to diversify our services, explore new areas of growth, and expand our client base.

Who knows what obstacles we may face, but I know we have the right team in place to succeed. As we embark upon the unknown, I am more confident than ever that we are prepared to take advantage of any, and all, opportunities that may come our way.

So, let’s celebrate a year of uncertainty and infinite possibility!

Paul Mastio has been a leader and integral part of Stirling Properties’ accounting team for the last 23 years. As CFO, he is responsible for all aspects of the company’s accounting & IT team, operations, processes, and reporting functions across our Gulf South service area.

“I’ve always been great with math and numbers, so when I got into the accounting field, I found it worked well for me,” he said. “I can really make a difference with analysis and reporting, and when I do a report for an owner or investor that saves them money, it feels good.”

Paul’s role with Stirling Properties is crucial to our success and growth. He is passionate about the company and is always looking to make improvements, save money and assist in our development. “I really enjoy digging into financials or operations and helping the company to be more cost-effective,” he said. “Every day is a huge handbag of new and different tasks in accounting to solve, and that is what motivates me.”

Currently, he is working to implement new commercial transaction software that will simplify work processes for both commercial agents and employees. Paul notes, “I understand the back-end processes of software and how make it work for us so we can be more efficient, report information earlier, and pay our agents quicker. We also pay hundreds of vendors a month, and before, our workflow was condensed into two maddening days. When we changed to doing things electronically, it evened out the workflow so one person can handle it versus two or three. It makes a big impact on cost savings and productivities.”

He has successfully implemented two major accounting software conversions at Stirling Properties (PMAS and Yardi) which streamlined duties, ultimately saving time and money. He now serves as a member of the Yardi Property Management Systems Users Group and has guided other former PMAS users to the Yardi system. He is also a Certified Information Technology Professional (CITP) from AICPA.

Paul is heavily involved in coordinating the annual Stirling Olympics fundraiser. He has also led company efforts to support many nonprofit events such as Northshore Heart Walk, Breast Cancer Walk and ALS Association.

He is directly affiliated with numerous nonprofit organizations, community groups and recreational clubs including ALS Association, Boy Scouts of America, Mandeville Soccer Club and Pelican Park, among many others. He’s volunteered with Habitat for Humanity on the build of three homes, and worked to build local community playgrounds.

Many people have contributed to Paul’s success along the way. “My father was a huge influence on me. Although he was the typical 70s and 80s dad, going to work and bringing home the bacon, he taught me a strong work ethic and to always work hard and do your best,” said Paul. “And all of the partners of Stirling Properties—past and present—have been a blessing in my life, teaching me the ropes of real estate and mentoring me throughout the years.”

When Paul isn’t working—or doing work for others—he attends (and coaches!) his kids’ sporting events. He has five children ages five to 17.

And a little fun fact…he is also building a Shelby Cobra from a kit. “I’ve wanted to build a car since I was 14 years old,” he said. “I’ve been following the industry, went to school to learn to build it, and now it’s finally arriving in my garage this December…..assuming my garage is built by then!”

We congratulate Paul on his tremendous accomplishments, and this much deserved award.

Stirling Properties hits a hole-in-one
with its Annual Stirling Invitational Golf Tournament

16th Annual Stirling Invitational Golf Tournament

The 16th Annual Stirling Invitational Golf Tournament was held earlier this month at University Club Plantation in Baton Rouge. More than 120 golfers participated in the scramble event and were treated to a great day of food, fun and fellowship—along with a little friendly competition—all for a good cause.

The tournament was a huge success, raising $30,000 for local nonprofit organizations! In support of Breast Cancer Awareness month, Mary Bird Perkins Cancer Center Foundation received $10,000 from the proceeds. The remaining proceeds were distributed to various local charitable causes.

Representatives from Mary Bird Perkins Cancer Center Foundation and LSU Tiger Athletic Foundation were on hand to receive a check for their contributions. Grady Brame, Executive Vice President of Stirling Properties (and resident golf expert!), presented a check to Todd Stevens, President and CEO of Mary Bird Perkins Cancer Center; and to Rick Perry, President and CEO of Tiger Athletic Foundation, during an awards celebration and cocktail reception following the tournament.

What happens on the golf course does not stay on the golf course—here’s a recap of the days’ activities. The 1st Place Low Net was won by Steven Serio, Tyler Marquette, Lance McCardle and Colin O’Flynn. The Low Gross winning team included Paul Geyer, Rick Perry, Grady Brame and Jimmy Maurin. Additional awards were presented for 2nd, 3rd and 4th Low Gross and Low Net as well as 4 Closest to the Hole prizes, Longest Drive, and Highest Gross Score (we won’t name any names!).

A heartfelt thanks to all of our friends and supporters that participated and contributed to the Stirling Invitational Golf Tournament. This event would not be possible without you.

The Stirling Invitational Golf Tournament has contributed more than $184,000 to numerous organizations over the past 16 years, with Mary Bird Perkins Cancer Center Foundation being the majority beneficiary of proceeds. Since 2004, $117,000 has been donated to the center in support of its cancer research and care-giving efforts.

British Airways to connect London & New Orleans with nonstop flights

President's Message

This morning, British Airways announced it was initiating a direct flight between New Orleans and London. This is truly a “game changer” for our region and a confirmation about the outlook for the Gulf South economy.

The effort to bring British Airways back was years long and required presenting a strong regional business support throughout Louisiana and over to Mobile.

Michael Hecht, CEO of GNO Inc. stated:

“Mobile (Ala.) was a major support for us because we talked about starting up a bus service for executives from Mobile into New Orleans, so they can fly direct into Europe instead of going into Chicago.”

Mid-City Market 100% Leased!

Addition of new retail & restaurant tenants

Stirling Properties commercial real estate company welcomes new tenants to Mid-City Market in New Orleans, Louisiana, and is pleased to announce that the center is 100% leased.

ASI Federal Credit Union will occupy the last remaining 2,541 square feet of space. Build-out of the space is underway, and the company plans to open in January of 2017. This will mark the 2nd Mid-City location for ASI Federal Credit Union.

Previously announced Mr. Ed’s Oyster Bar & Fish House successfully opened earlier this week, marking the 4th location for the popular New Orleans restaurant. It occupied the former Pei Wei Asian Diner space.
