Four New Tenants Coming to Stirling Bossier Shopping Center in Bossier, Louisiana

Stirling Properties announces four new retailers are joining the tenant lineup at Stirling Bossier Shopping Center in Bossier City, Louisiana.

  • Krush Boutique, a women’s clothing store, has expanded and relocated within the center into 4,000 square feet of space next to Belk. It opened in its new location earlier this month. Krush Boutique operates two additional retail locations in Shreveport, Louisiana, and Longview, Texas.
  • We Olive & Wine Bar, a national concept offering artisan olive oils, balsamic vinegars, tapenades, and local wines, will occupy 1,600 square feet of retail space next to Baskin Robbins. It is scheduled to open in the second quarter of 2022.
  • Buckle, national on-trend apparel, footwear, and accessories provider, is leasing 8,000 square feet of retail space next to Belk and is expected to open in early June.
  • Bath & Body Works, the #1 Specialty Home Fragrance & Fragrant Body Care company in America, will fill 4,000 square feet of space between Ross Dress For Less and Belk. It is expected to open in the late summer of 2022.

Stirling Bossier Shopping Center, located at the northeast corner of Interstate 220 and Airline Drive in Bossier City, Louisiana, is a 682,200-square-foot hybrid retail center that offers a great variety of national tenants and dining options. Anchor tenants include Sam’s Club, Target, Academy Sports + Outdoors, Ross Dress For Less, Best Buy, Bed Bath & Beyond, PetSmart, Michaels, Old Navy, ULTA Beauty, and many more. Stirling Properties developed Stirling Bossier and currently handles leasing and property management of the shopping center.

Ochsner LSU Health – Viking Drive Celebrates Grand Opening in Bossier City, Louisiana

State-of-the-art redevelopment further underlines Stirling Properties’ expertise in healthcare real estate services.

This past week, Ochsner LSU Health Shreveport and Stirling Properties celebrated the grand opening of Ochsner LSU Health – Viking Drive in Bossier City, Louisiana.

This 25,080-square-foot Multispecialty Clinic, located at 4481 Viking Drive, features primary care, sports medicine, orthopedic and neurosurgery clinics.

In December 2020, a Stirling Properties affiliate acquired the property, which was previously a retail store, and subsequently redeveloped it into its current condition as a Multispecialty Clinic.  Stirling Properties was the project developer; WHLC was the architect; Duplantis Design Group was the Civil Engineer; and Brasfield & Gorrie was the general contractor. Total project costs were roughly $10.7 million. Ochsner LSU Health Shreveport is the sole tenant at this location and is now uniquely positioned in this market for years to come, using this facility as a springboard for future growth in the Bossier market.

Ochsner LSU Health Shreveport Announces Plans for Former Christus Schumpert Hospital Site

Stirling Properties to handle project management, leasing and property management of the project.

Ochsner LSU Health Shreveport recently announced a major renovation and opening of a new healthcare facility at Margaret Place Properties located at 1 Saint Mary Place in Shreveport, Louisiana. The 860,000-square-foot property is the former Christus Schumpert Hospital site that mostly shuttered in September of 2013. It includes the hospital, several medical office buildings and a parking garage.

Stirling Properties is working in partnership with a joint venture between Ochsner and LSU Health Shreveport to manage the rehab construction, assist with leasing of the medical space and handle daily management of the property. In this role, Stirling Properties is responsible for plant operations and maintenance, space planning, working to identify best uses and future resources for the campus and will serve as the on-site property management and leasing office.

The new healthcare campus will offer state-of-the-art patient care through multiple clinics, operating rooms, and laboratory and diagnostic imaging services (follow the link for more details on anticipated services). It will open in phases throughout 2019, with the first clinic scheduled to open in May.

Plans for further expansion by Ochsner LSU Health Shreveport in the Margaret Place campus are underway with additional project announcements forthcoming.

Stirling Properties releases its Shreveport-Bossier City Retail Market Survey for mid-year 2018.  

According to the assessment—compiled by Stacy Odom and Karen McElroy, Broker Associates with Stirling Properties—the Shreveport–Bossier City retail sector is currently in the midst of a recovery phase. After experiencing a period of increased retail vacancy, the area is seeing the entry of new discount retailers, new-to-market retailers and food concepts, as well as multi-store operators gobbling up available inventory of second-generation space. Without notable new development in the market, this aids in decreasing vacancy rates, particularly among neighborhood shopping centers.

The retail market survey identified a total of fifty-seven (57) multi-tenant retail centers with a minimum of twenty thousand (20,000) square feet in Shreveport-Bossier City with 90% total occupancy as of mid-year 2018.

Looking to the future, the emergence of healthcare facilities in retail settings and the potential for mixed-use redevelopment projects backfilling big-box stores are both noteworthy national trends expected to influence the Shreveport-Bossier City market, possibly having an additional impact on retail space moving forward.

Retail Market Assessment

Recent years have brought a new level of grocery competition with the opening of two (2) Kroger Marketplaces, Whole Foods, and a number of Walmart Neighborhood Markets to the Shreveport-Bossier City area. Also notable for 2017 has been the addition of two (2), new home goods retailers, At Home and HomeGoods. The location of these two (2) additional soft goods stores continues to solidify the importance of Youree Drive, Shreveport’s major retail corridor. Also, T.J.Maxx has opened its second location in the MSA along Bossier City’s major retail corridor, Airline Drive. There continues to be an influx of new food concepts entering the Shreveport–Bossier City MSA. So far this year, our market has seen new openings of Chicken Salad Chick, la Madeleine, First Watch, The Halal Guys, Pita Pit and Larry’s Pizza. FD’s Grillhouse, Pizza Rev, and CC’s Coffee House stores are under construction. Additionally, the openings of locally run restaurants are on the rise and occupying available, second generation spaces.

Team Stirling Properties Spreads Holiday Cheer!

In the spirit of the Holiday Season, Stirling Properties participated in the Volunteers of America Christmas Wish “Angel” Project. For the 6th consecutive year, our company donated Christmas gifts, food baskets and other essential items to local families in need across our Gulf South region.

The annual Christmas Wish Project helps bring joy and holiday cheer to families and individuals who might not have a Christmas this year. Through Volunteers of America, participating families submit “wish list” gift items for each individual. The wishes are noted on angels and hung on the company Christmas tree where Stirling Properties and employees can select and grant them. This year, we were able to fulfill every single wish! In all, 18 families and more than 46 children, adults and seniors received Christmas gifts. Additionally, 10 families on the Northshore received food baskets with tasty treats and supplies for the holiday season.

Stirling Properties’ Stewardship Committee organized the company-wide event by partnering with Volunteers of America in Greater New Orleans, Greater Baton Rouge and the Southeast to serve the New Orleans Northshore and Southshore, Baton Rouge, Lafayette, Mobile and Shreveport communities.

In addition to donating to the Christmas Wish Project, Stirling Properties hosted its third annual Northpark Christmas Bazaar, Bake Sale & Raffle on Friday, November 17th. Local vendors, as well as employees of the Northpark office complex sold crafts, jewelry, ornaments, artwork, beauty products and many other great gift items.

The Christmas Bazaar raised $2,500, which was also donated in full to Volunteers of America to assist more families in our area with emergency holiday needs.

The Holiday Season is a time for gratitude, generosity and giving back to our region. Stirling Properties is committed to supporting the communities where we live and work, and we will continue to support local nonprofits, community groups and charitable organizations throughout the year and beyond.
