Construction Nearing Completion for Redevelopment at Hammond Square

Stirling Properties commercial real estate company is nearing completion on the redevelopment project at Hammond Square shopping center in Hammond, Louisiana. Demolition of the former Sears and Rite Aid buildings was completed earlier this year to make way for the $15 million multi-tenant retail redevelopment project.

This summer, the company announced that Michaels, HomeGoods, Five Below and PetSmart would be constructed on the former Sears parcel. Walk On’s Bistreaux & Bar has also recently announced its intention to join the tenant lineup with a projected opening in late summer of 2020. Constructions of the new space is underway and expected to be completed in the first quarter of 2020, with the retail tenants anticipated to open in the second quarter of 2020. Hammond Square is also developing a two-tenant outparcel building in front of the former Rite Aid that will be occupied by Five Guys and Chipotle. This building is also expected to be completed in the summer of 2020.

Stirling Properties Promotes Mac Bauer to Development Director

Stirling Properties commercial real estate company is pleased to announce that Mac Bauer has been promoted to Development Director.

Bauer has been a member of Stirling Properties’ development team for more than eight years, assisting with identifying, evaluating, and implementing new development and redevelopment opportunities for the company.

In his previous role as Development Associate, Mac played an instrumental part in several notable company projects, including the recent acquisition of Northshore Medical Complex (former Louisiana Heart Hospital), financing of Ochsner Rehabilitation Hospital in Jefferson, development of Hammond Square Self Storage in Hammond and Academy Sports+Outdoors in Lake Charles, as well as the ground-up construction of Ochsner’s Emergency Department and Imaging Clinic in Laplace.

Demolition Underway at Hammond Square

Making way for exciting new developments for the retail center.

Stirling Properties commercial real estate company announced that demolition is underway at Hammond Square shopping center in Hammond, Louisiana, to make way for an estimated $15 million redevelopment project, and the addition of 4-5 new tenants and restaurants.

The recent store closures of Sears and Rite Aid at Hammond Square presented an opportunity to refresh the development and replace these stores with roughly 90,000 square feet of new retail and restaurant space, which will be complementary to the existing tenant mix and attractive to customers. Both buildings will be demolished and the newly constructed buildings will be reconfigured to face either I-12 or Hwy. 51.

Demolition work commenced in early March and construction on the new space will begin immediately after. The redevelopment is expected to be complete in early 2020. Stirling Properties’ leasing team is currently in conversations with several regional and national retail tenants and restaurants that are interested in the redevelopment.

Also new to Hammond Square, Old Navy is still on track to open this spring. Buildout and expansion of the store are currently underway, and the company has begun hiring employment. Old Navy will occupy 12,500 square feet of space on Palace Drive between Zales and Shoe Dept. Encore.

New Orleans’ Office Market Taking Shape

“In the past 12 to 18 months, more than 1 million square feet of what used to be considered office space in downtown New Orleans has been converted to retail, hotel, residential or multifamily use. Projects such as 225 Baronne Street, the 1100 block of Tulane Avenue, 600 Carondelet Street, Factor’s Row redevelopment and approximately 130,000 square feet of space at 1250 Poydras Street (a 423,000-square-foot, Class A tower) are just a number of examples. More of this space was unoccupied than occupied at the time of the conversions. The most recent of these conversions, 600 Carondolet Street, resulted in the largest absorption of Class A office space in the market. Additionally, URS, now AECOM, leased approximately 70,000 square feet of space in 1515 Poydras, a 530,000-square-foot building located across from the Mercedes-Benz Superdome. In the central business district (CBD), Class A office occupancy is a healthy 90 percent and average rental rates have increased in the past 12 to 24 months to approximately $19 per square foot. Recently, notable longterm commitments to New Orleans include Shell Oil Co. and FM Services (Freeport McMoRan), both through 2026. Shell Oil anchors One Shell Square, the largest office tower in New Orleans, and committed to occupy half of the 1.3 million-square foot building in 2015. FM Services occupies 210,000 square feet of the 510,000-square-foot Freeport McMoRan Building, also on Poydras Street. Ochsner Health System recently finalized a deal to lease the entire Lord & Taylor Building, measuring 115,000 square feet. The building will be retrofitted, against the current trend in the CBD, from former retail space to office space for Ochsner’s occupancy. The term is estimated to commence in late 2016.”

Stirling Properties to Develop Full-Service Walgreens Drugstore in Metairie, Louisiana

Stirling Properties is pleased to announce the development of a new full-service Walgreens drugstore in Metairie, Louisiana. The proposed Walgreens will be located at the intersection of Veterans Boulevard and Power Boulevard in the Barlon Plaza Shopping Center.   The new store will be a ground-up relocation of the existing Walgreens that is currently within the center.

“This project is a culmination of many months of hard work and a strong partnership between Walgreens, the landowners, Stirling Properties, and Jefferson Parish. This is the way successful development projects should work”, Peter Aamodt, Vice President of Development for Stirling Properties.

The larger 14,000 square foot store will have a drive thru window, a full service pharmacy, and will serve as a catalyst for future development to help revitalize an aging shopping center and retail corridor. Construction on the Metairie store is slated to begin in July and open in the first quarter of 2015. Stirling is providing pre-development services, including lease negotiation, permitting, financing, design, as well as construction and project management.

As a preferred developer for the Walgreens Company in the Gulf South, Stirling Properties has had a long-standing relationship with the retailer. Stirling recently developed and opened new Walgreens stores on Magazine Street in New Orleans, Terry Parkway in Gretna, and Pass Road in Gulfport, Mississippi.
