Torchy’s Tacos and AT&T Store Headed to LSU’s Nicholson Gateway in Baton Rouge, Louisiana

LSU and Stirling Properties announced today that Torchy’s Tacos and AT&T will fill two more retail spaces in the university’s Nicholson Gateway Development, a mixed-use project located on a 28-acre site of the Nicholson Drive Corridor, between West Chimes Street and Skip Bertman Drive.

The two new tenants join anchor retailer Matherne’s Market, Wendy’s, Starbucks, Private Stock, Frutta Bowls, The Simple Greek and Baton Rouge General Express Care in the roughly 50,000-square-foot retail component of Nicholson Gateway. With the addition of these two tenants, all the first-floor retail space in the project is now fully leased. 

Torchy’s Tacos, a popular Austin, TX-based taco chain, will open its first location in Louisiana in early 2020, occupying more than 4,000 square feet of space on the end cap facing Nicholson Drive. The fast-casual restaurant is known for its Tex-Mex-inspired menu, including a variety of unique tacos and signature cocktails. Torchy’s started in 2006 as a food truck and has since grown to more than 60 locations across Texas, Oklahoma, Colorado and Arkansas.

AT&T will fill 1,675 square feet of retail space next to The Simple Greek, facing Nicholson Drive. The mobile phone sales, service and accessories provider plans to open in January of 2020.

Stirling Properties’ commercial real estate advisors Rhonda Sharkawy and Dottie Tarleton worked with both tenants to secure locations in the retail development. An additional 11,000+ square feet of rooftop space is available for lease.

The LSU Property Foundation, an affiliate of the LSU Foundation, is facilitating Nicholson Gateway. Stirling Properties is serving as the retail developer and leasing broker on the project, working with the prime developer, Georgia-based RISE Real Estate, which specializes in student housing. Stirling Properties will also handle ongoing retail property management.

Opening last fall, Nicholson Gateway includes 763 units of apartment-style housing for more than 1,500 students, with associated residential support spaces, such as lounge spaces, study areas, community gathering places. The project turned what has traditionally been the back of the campus into an exciting new gateway district while responding to demands for on-campus housing and supporting student success, improving the campus living experience for both undergraduate and graduate students.

Baton Rouge General Express Care and The Simple Greek Restaurant to Open in LSU’s Nicholson Gateway

LSU announced today that The Simple Greek restaurant and a Baton Rouge General Express Care clinic will fill two retail spaces in the university’s new Nicholson Gateway Development, the newly opened mixed-use development on a 28-acre site of the Nicholson Drive Corridor, between West Chimes Street and Skip Bertman Drive.

The two tenants join anchor retailer Matherne’s Market, fast food restaurant Wendy’s, coffee café Starbucks, apparel store Private Stock and quick-service eatery Frutta Bowls in the roughly 50,000-square-foot retail component of Nicholson Gateway.

The Baton Rouge General Express Care facility will be open seven days a week to the LSU and local community to treat serious, but non-life threatening illnesses and injuries. The clinic will also feature a lab, X-ray machine and an EKG for more serious injuries. Inspired by a concept through his CNBC reality television show “The Profit,” The Simple Greek was founded by entrepreneur Marcus Lemonis in 2015.

New this fall, Nicholson Gateway includes 763 units of apartment-style housing for more than 1,500 students, with associated residential support spaces, such as lounge spaces, study areas, community gathering places and retail food service. The project, focused on the largest underdeveloped tract of university-owned property that is adjacent to the campus core, will turn what has traditionally been the back of the campus into an exciting new gateway district while responding to demands for on-campus housing and supporting student success, improving the campus living experience for both undergraduate and graduate students.

Fresh Food Eatery, Coffee Shop and Clothing Boutique to Open in LSU’s Nicholson Gateway

LSU and Stirling Properties announced today that Frutta Bowls, Starbucks and Private Stock apparel boutique will be retail tenants in the university’s new Nicholson Gateway Development Project, currently under construction on a 28-acre site of the Nicholson Drive Corridor, between West Chimes Street and Skip Bertman Drive.

The three tenants join anchor retailer Matherne’s Market and fast food restaurant Wendy’s in the roughly 50,000-square-foot retail component of Nicholson Gateway, which will serve residents of the project, the LSU community and visitors, as well as the surrounding Baton Rouge area.

“We are thrilled to have Frutta Bowls, Starbucks and Private Stock join Matherne’s Market and Wendy’s in our campus community. Opening its first Louisiana location, Frutta Bowls is a quick-service eatery offering acai, pitaya, oatmeal and kale bowls topped with fresh ingredients like fruit and granola. Their menu also includes smoothies, protein bites, kombucha and grab-and-go items. 

Private Stock offers a selection of upscale sneakers and trendy apparel in a fashion-forward, hip atmosphere. Owner Donnie Alfred is a graduate of LSU and former LSU Track and Field sprinter, and is excited to move his Baton Rouge, La., store location closer to students. 

Starbucks will operate a licensed location at LSU with indoor and outdoor seating to be a neighborhood gathering place for Nicholson Gateway residents, all LSU students, faculty, staff and visitors.

Matherne’s Market to be Retail Anchor Tenant in LSU’s Nicholson Gateway

LSU announced today that Matherne’s Market will be the retail anchor tenant in the university’s new Nicholson Gateway Development Project, currently under construction on a 28-acre site of the Nicholson Drive Corridor, between West Chimes Street and Skip Bertman Drive.

Matherne’s Market will occupy 17,063 square feet of the roughly 50,000-square-foot retail component of Nicholson Gateway, which will primarily serve residents of the project, the LSU community and visitors.

“Matherne’s Market is an ideal addition to Nicholson Gateway,” said Steve Waller, LSU assistant vice president of residential life and housing. “We are excited to offer our new student residents access to a well-established local grocery store, just steps from their apartment doors. An on-site grocer is an amenity that will enhance the Nicholson Gateway living experience for the more than 1,500 students who will call this new space home.”

Tony Matherne, co-owner of Matherne’s Market, said, “We are very excited to bring our new Matherne’s Market concept to the Nicholson Gateway project at LSU! Developers Break Ground on Nicholson Gateway in Baton Rouge

Stirling Properties was pleased to participate in the groundbreaking of Nicholson Gateway last week, a 28-acre mixed-use housing and retail development located on the northwest corner of Nicholson Drive and Skip Bertman Drive across from Tiger Stadium. The development will include a 1,700-bed student housing and athletic dormitory with study areas and green spaces, as well as roughly 50,000 square feet of university focused retail space.

Stirling Properties was selected as the retail developer and leasing broker on the project, working with the prime developer, Georgia-based RISE that specializes in student housing. Stirling Properties will also handle on-going retail property management.
