President’s Message: A Healthy Prognosis for Healthcare Real Estate

The healthcare industry has rapidly evolved over the last few years. Having broad access to quality healthcare, both physical and digital (e.g., telehealth), has become critically important, and healthcare providers are creating innovative ways to deliver their products and services to their clients in the most efficient way possible.  

Healthcare service providers are making deliberate decisions on how and where to establish physical locations to meet customer demands, with access, convenience, and wellbeing top among those factors. We’re seeing more and more healthcare services shifting away from traditional hospital campus settings and emerging in local neighborhoods. Healthcare providers are taking a cue from the retail playbook by establishing multiple, well-situated locations within a community, increasing the number of entry portals within their respective networks while also exploring different facility configurations to enhance the customer experience.   

We can expect to see more digital integration into the healthcare landscape like telehealth options and patient monitoring technology, self-check-in kiosks in waiting rooms (or no waiting rooms altogether), and even drive-thru options. Of course, all these new and emerging concepts will require strategic real estate planning and partnerships.

At Stirling Properties, we are adapting to the changing healthcare environment. Here are a few of our recent projects:

  • Development: A 20,000-square-foot freestanding Emergency Room & Imaging Services clinic in LaPlace, LA, based on a 20-year lease to Ochsner Clinic Foundation;
    (4) Ochsner Kidney Care clinics in the GNO area, averaging 7,000 square feet, through a joint venture of Ochsner Health and National Renal Care (NRC); the conversion of a former retail building into a 25,000-square-foot multispecialty clinic in Bossier City, LA, in partnership with Ochsner-LSU Health System of North Louisiana (OLHSNL); Tammany Cancer Center in Covington, LA, a 75,000-square-foot, state-of-the-art facility in partnership with Ochsner and St. Tammany Health System; and Ochsner Medical Complex – The Grove in Baton Rouge, LA, a 210,000-square-foot medical center, including a five-story, 180,000-square-foot medical office building, and a 30,000-square-foot ambulatory care center.
  • Acquisition & Financing: We partnered with Ochsner Health System to refinance a $59.8 million newly built 129,875-square-foot rehabilitation hospital in Jefferson, LA; and we acquired and managed the renovation of the shuttered 205,000-square-foot Louisiana Heart Hospital in Lacombe, LA, into a Post-Acute Care Hospital with Ochsner Health System and its local partners, St. Tammany Parish Hospital and Slidell Memorial Hospital.
  • Facilities Management: Stirling Properties manages Mary’s Medical Center in Shreveport, LA, a 730,000-square-foot, multi-story medical complex. Over the past three years, this virtually vacant campus has been repurposed to include neurosurgery, neurology, a pediatric specialty clinic, an OBGYN clinic, and training rooms.
  • Leasing/Redevelopment: We work with several prominent healthcare providers to locate and re-lease dormant retail spaces with distinctive healthcare services. Current projects include a regional health and wellness club in Harahan, LA; a pediatrics clinic at River Chase in Covington, LA; a behavioral & women’s health clinic at Oakridge Place in Metairie, LA; a Restore Hyper Wellness clinic at Premier Centre, in Mandeville, LA; and regional tenant rep for JenCare Senior Medical Center; among many others.

Our team has learned to adapt to the diverse needs of our healthcare clients, which include Ochsner Health System, LSU Health, St. Tammany Parish Hospital, Our Lady of the Lake, Baton Rouge General, and many more. We have tailored our real estate services so that whether our role is advisory, development & redevelopment, site selection, master planning, brokerage & lease negotiation, entitlements, financing, design & construction management, or asset & property management, our healthcare real estate team can assist.

The healthcare industry will continue to expand and evolve in the future, but it goes much further than simply keeping our communities healthy; it’s serving as an economic driver. Healthcare has become the reason why people and companies choose to locate/relocate in a particular area or region. Much like parents look to live in areas with good school systems, access to quality healthcare is equally important. Healthcare is also a significant job creator—one of the largest employers in the U.S.—and not just for medical providers, doctors, and nurses. Healthcare employs IT professionals, technicians, construction jobs, and maintenance providers—everything from landscaping to HVAC techs to cleaning services. The greatest need for the healthcare industry is a trained workforce and labor market.

The prognosis for the healthcare industry unquestionably looks healthy moving forward, both from a real estate and economic development perspective. Businesses and communities that can adapt to take advantage of the resulting opportunities will reap the benefits.

Evolution in the healthcare delivery system has morphed patients into customers, creating a need for healthcare providers to get products to clientele in the shortest amount of time possible. Stirling Properties is adapting to this changing environment by assisting medical professionals in connecting with customers closer to where they live—in their neighborhoods and communities. The healthcare real estate team is led by president of development Townsend Underhill, development director Mac Bauer and VP of finance and capital markets Justin Landry.

Ochsner Medical Complex - River Parishes

In 2017, Stirling Properties developed its first mixed-use medical facility on a 3.5-acre site in LaPlace, LA. The micro-hospital was based upon a 20-year lease to Ochsner Clinic Foundation for a 20,000-square-foot freestanding emergency department and imaging services clinic. In 2018, a Stirling Properties affiliated entity acquired and subsequently managed the renovation of the shuttered Louisiana Heart Hospital in Lacombe, LA, returning it to commerce through a long-term master lease with Ochsner Clinic Foundation. The 205,000-square-foot building was repurposed into Northshore Medical Complex, a post-acute care facility featuring long-term acute care, skilled nursing, and inpatient rehabilitation services in one central location. These services are provided by Ochsner Health System, Slidell Memorial Hospital, St. Tammany Parish Hospital, and Select Medical. Other notable healthcare projects include facilities management of St. Mary Medical Center in Shreveport; the development of four Ochsner Kidney Care Clinics in the Greater New Orleans Area; the development of St. Tammany Cancer Center in Covington; the development of Ochsner Medical Complex–The Grove in Baton Rouge; and the development of a Multi-Specialty Clinic in Bossier City, to name a few.

Stirling Properties Develops Three New Ochsner Health Facilities to Serve GNO Area

Projects helping to backfill former retail space & expand healthcare real estate services.

Stirling Properties, in partnership with Ochsner Health System, has developed three new Ochsner Health facilities to serve the greater New Orleans area. Located in Covington, Slidell and Metairie, the facilities will be completed and open to the public by the end of the year.

  • A Pediatrics Center is located in River Chase Shopping Center at I-12 and E. Brewster Road in Covington. The 18,000-square-foot clinic opened on November 17th along Brewster Rd. immediately next to Target. In addition to a state-of-the-art Pediatrics clinic, this space also includes the Live Oak Pediatric Rehab Center, one of a kind in St. Tammany Parish. Rozas Ward is the Architect, and Donahue Favret is the General Contractor for the development.
  • A Multi-use Clinic including pediatrics, behavioral health, women’s and primary care services is located in Oakridge Place Shopping Center at 800 Metairie Road in Metairie. The 12,450-square-foot clinic will replace two former retail spaces on the end cap of the shopping center. Construction is complete, and the clinic is expected to open on December 14th. The General Contractor is Ryan Gootee General Contractor, and Rozas Ward is the Architect on the project.
  • A Physical Therapy and Training Clinic is rounding out construction in Plaza 190 Shopping Center located at 128 Gause Boulevard in Slidell. The 15,000-square-foot facility is expected to open in mid-December. The General Contractor is Clement Construction, and Grace Hebert Curtis serves as the Architect on the project.

Stirling Properties is serving as the developer, leasing agent and landlord in all three projects.

Ochsner LSU Health – Viking Drive Celebrates Grand Opening in Bossier City, Louisiana

State-of-the-art redevelopment further underlines Stirling Properties’ expertise in healthcare real estate services.

This past week, Ochsner LSU Health Shreveport and Stirling Properties celebrated the grand opening of Ochsner LSU Health – Viking Drive in Bossier City, Louisiana.

This 25,080-square-foot Multispecialty Clinic, located at 4481 Viking Drive, features primary care, sports medicine, orthopedic and neurosurgery clinics.

In December 2020, a Stirling Properties affiliate acquired the property, which was previously a retail store, and subsequently redeveloped it into its current condition as a Multispecialty Clinic.  Stirling Properties was the project developer; WHLC was the architect; Duplantis Design Group was the Civil Engineer; and Brasfield & Gorrie was the general contractor. Total project costs were roughly $10.7 million. Ochsner LSU Health Shreveport is the sole tenant at this location and is now uniquely positioned in this market for years to come, using this facility as a springboard for future growth in the Bossier market.

Ochsner LSU Health Shreveport Announces Plans for Former Christus Schumpert Hospital Site

Stirling Properties to handle project management, leasing and property management of the project.

Ochsner LSU Health Shreveport recently announced a major renovation and opening of a new healthcare facility at Margaret Place Properties located at 1 Saint Mary Place in Shreveport, Louisiana. The 860,000-square-foot property is the former Christus Schumpert Hospital site that mostly shuttered in September of 2013. It includes the hospital, several medical office buildings and a parking garage.

Stirling Properties is working in partnership with a joint venture between Ochsner and LSU Health Shreveport to manage the rehab construction, assist with leasing of the medical space and handle daily management of the property. In this role, Stirling Properties is responsible for plant operations and maintenance, space planning, working to identify best uses and future resources for the campus and will serve as the on-site property management and leasing office.

The new healthcare campus will offer state-of-the-art patient care through multiple clinics, operating rooms, and laboratory and diagnostic imaging services (follow the link for more details on anticipated services). It will open in phases throughout 2019, with the first clinic scheduled to open in May.

Plans for further expansion by Ochsner LSU Health Shreveport in the Margaret Place campus are underway with additional project announcements forthcoming.
