Stirling Acquires Two Prominent Office Buildings in Baton Rouge

Stirling has acquired two Prominent office buildings in Baton Rouge, Louisiana: Acadian Centre and Citiplace I, closing on the transactions in December 2025. The acquisition reinforces Stirling’s long-term commitment to Baton Rouge and expands its presence within one of the city’s most established office submarkets.

Together, the two properties total approximately 156,600 square feet and were 83.5 percent occupied at the time of acquisition. Both buildings are well-located, high-quality assets with stable tenancy and well-located within the market.

Acadian Centre, located at 2431 S. Acadian Thruway, is a six-story office tower situated on 4.6 acres at the intersection of Interstate 10 and South Acadian Thruway. The 74,589-square-foot building was 85 percent occupied at closing and is home to a diverse mix of tenants.

Citiplace I, located at 2600 Citiplace Drive, is a five-story office building constructed in 2003. The 82,023-square-foot property was 82 percent occupied at acquisition and includes a strong roster of public and private-sector tenants, including multiple federal agencies as well as nationally recognized professional services firms.
