Challenge

When confronted with the challenge of finding the best medical location in Baton Rouge for her new feline-only animal clinic, Dr. Lacie Lee engaged the services of Stirling Properties’ commercial advisor Justin Langlois, CCIM. Identifying the perfect commercial real estate opportunity for veterinary professionals is exceptionally challenging. Much of the office landscape is suitable for professional office users, with minimal opportunities for veterinarians.

Action

After an initial meeting with Dr. Lee to discuss the needs, wants and vision of her Cat Care Center, Langlois researched feline-only clinics to better understand the ideal building size, office layout and general requirements of the City/Parish. This was a new concept for the Baton Rouge market, and he sought to prepare himself for questions developers would ask. With the help of his team, Langlois compiled an extensive list of ideal real estate sites in Baton Rouge. Many of the properties were off-market opportunities, meaning they were not currently listed for sale or lease in real estate databases.

Result

Timing was of the utmost importance to Dr. Lee when identifying and negotiating terms for the clinic. The duo of Lee and Langlois narrowed its sights on a tract of vacant land perfectly positioned on Perkins Road. Within a few short weeks of an initial consultation, Justin Langlois was able to achieve the following results for his client:

  • Toured four (4) real estate sites within the first two (2) weeks of initial meeting with Dr. Lee
  • Three (3) additional off-market opportunities were presented to Dr. Lee as a result of Justin’s extensive property database
  • Successfully negotiated a lease rate 7.36% below market for like-kind medical office in Baton Rouge
  • Developer earns a ten (10) year NNN lease with a highly qualified tenant and limited landlord responsibilities
