Magnolia Marketplace is a 115,281-square-foot shopping center located at the intersection of South Claiborne Avenue and Toledano Street in New Orleans’ Central City neighborhood. Magnolia Marketplace is credited with creating projected annual retail sales of approximately $36 million for the City of New Orleans, as well as 200 permanent jobs for the area.
Magnolia Marketplace was a significant retail development for Orleans Parish, giving residents the opportunity to keep their sales tax dollars local, instead of spending in neighboring parishes. It was estimated that New Orleans loses $1.9 billion annually in retail sales revenue to neighboring parishes and other cities.
Stirling Properties and JCH Development formed a joint venture to develop Magnolia Marketplace, and the center opened in March of 2015. The site was home to the former C.J. Peete Apartments. Most of the property was redeveloped into the mixed-income Harmony Oaks community that opened in 2011, and the remaining 6-acre parcel was developed for commercial use. Magnolia Marketplace was 100% pre-leased prior to groundbreaking and remains fully leased. Stirling Properties currently manages and leases the center.
